This six storey plus basement premises, located in the heart of Dublin city centre, has been renovated with the ground and first floors being used for retail purposes and the second, third and fourth floor being used as office accommodation.
The low pressure hot water (LPHW) heating system consists of 2 No. high- efficiency low Nox gas-fired condensing boiler (wall-mounted), serving a number of duty/standby variable temperature variable and constant temperature volume under-floor heating circuit. The boilers are located within the roof plant room space.
The central toilet core is provided with a system of mechanical extract ventilation. Twin duty-standby extract fan is provided at roof level. Individual systems of refrigerant air-conditioning comprising in-ceiling concealed ducted-type VRF units provide temperature control throughout the office spaces.
A new HWS cylinder has been located on each level within the cleaner’s store of the toilet area. The HWS system is pressurised via the plant room booster-pump set, and include a hot-water secondary return circuit to ensure an instantaneous supply of hot water at each outlet. The CWS storage tank is sectional and manufactured as a “Format 30” tank.
There is a natural gas detection system installed within the plantroom. The gas detection panel is adjacent to the main MCC. Sensors are located above the Gas Boilers within the plantroom.
